Eau Claire is a great city. There’s no denying it. The restaurants, the trails, the energy — it has a lot going for it. But if you’ve ever driven just a few minutes outside of it and thought, “wait… I could live out HERE?” — you’re not alone.
A lot of people who come to the Chippewa Valley with Eau Claire in mind end up falling in love with what’s just outside of it. More land. More quiet. More house for your money. And honestly? Still really close to everything Eau Claire has to offer.
Living just outside Eau Claire might be exactly what you’ve been looking for. Let me show you why.
Why People Are Looking Beyond Eau Claire City Limits
Eau Claire has grown a lot in recent years, and with that growth comes higher price points, smaller lots, and neighborhoods that feel a little more… crowded than some buyers want.
Families especially start to feel this. You’ve got kids, maybe a dog, maybe a dream of a garden or a firepit that doesn’t feel like it’s three feet from your neighbor’s window. You want SPACE. And you want to actually be able to afford it.
That’s where the towns and communities surrounding Eau Claire come in.
The Chippewa Valley is full of smaller communities that are close enough to Eau Claire that you’re not giving anything up — and far enough that you get the breathing room you’ve been craving.
Small Towns Near Eau Claire Worth Knowing About
Chippewa Falls
If you’re only going to consider one community outside of Eau Claire, make it Chippewa Falls.
It’s about 10 miles north of Eau Claire, which means you’re looking at a 15-minute drive on a normal day. The downtown is genuinely charming — think locally owned shops, restaurants, and the kind of community feel that’s hard to manufacture. Lake Wissota State Park is basically in the backyard. And the price points on homes? Often noticeably lower than comparable properties inside Eau Claire city limits.
I’m a little biased here, I’ll admit it. I live in the Town of Howard, just outside Chippewa Falls, on 30 acres. We made this choice intentionally when we moved to the Chippewa Valley, and I have never once regretted it.
The school district is strong, the community is tight-knit, and on any given morning I wake up to a view that I genuinely cannot believe is my life.
Lake Hallie
Lake Hallie sits right between Eau Claire and Chippewa Falls, which makes it a sweet spot for buyers who want a little of both worlds. It’s a township that’s grown a lot in recent years, with newer construction, strong school options, and easy access to both cities. If you work in Eau Claire and want to be close without being IN it, Lake Hallie is worth a serious look.
Altoona
Altoona is technically its own city, but it borders Eau Claire so closely that most people don’t even realize they’ve crossed a city line. It has its own school district, which is a big draw for families who want smaller class sizes and a more community feel without sacrificing proximity to everything Eau Claire offers. Real estate in Altoona tends to move fast for a reason.
Eleva, Strum, and Augusta
If you’re open to driving a little further for significantly more land and a much lower price point, these communities to the south and southeast of Eau Claire are worth a look. They’re popular with buyers who are chasing acreage, hobby farm potential, or just want to feel genuinely out in the country. The commute to Eau Claire is longer, but for the right buyer, it’s 100% worth it.
What You Actually Gain By Living Just Outside Eau Claire
More house. The same budget that gets you a three-bedroom in Eau Claire might get you four bedrooms and a finished basement in Chippewa Falls or Lake Hallie. Square footage goes further the further you get from the city center.
More land. Even if it’s just a bigger backyard, that matters. And if you’re dreaming of a garden, fruit trees, backyard chickens (yes, I have them), or just a firepit that doesn’t require a noise ordinance check — you need land. You can find it here.
Lower price points. Not always, but often. And in a market where every dollar counts, “often” is enough to make it worth looking.
A slower pace. There’s something genuinely different about pulling into a neighborhood where you know your neighbors, where kids still ride bikes to each other’s houses, and where you don’t hear traffic all night. It changes how you feel at home.
You’re still close to Eau Claire. 10 to 20 minutes is nothing. You’re still hitting your favorite restaurants, your kids are still going to their travel sports, and you’re still close to the medical facilities, shopping, and everything else Eau Claire offers.
What to Think About Before You Commit to Small Town Living
It’s not all sunrises and chicken coops (although it kind of is, for me 🌸). There are real things to think through.
School districts matter. When you live in a smaller community, you may be in a different district than Eau Claire. For some families this is a complete non-issue or even a selling point. For others it’s a dealbreaker. Know which camp you’re in before you fall in love with a property.
Commute time is real. If one of you works in Eau Claire and the other in Chippewa Falls, you’ll want to map it out for both. The Chippewa Valley is very drivable, but it’s worth knowing your numbers before you commit.
Some areas have well and septic instead of city utilities. Not a bad thing at all, but it’s a different kind of homeownership. Wells and septic systems need to be maintained, and if you’ve never dealt with them before, it’s good to go in with eyes open.
Internet access varies. This is getting better every year in the Chippewa Valley, but if you’re working from home and need serious internet speeds, it’s worth verifying what’s available at any specific property before you make an offer.
Is Living Just Outside Eau Claire Right for You?
Here’s the honest answer: it depends on what you’re optimizing for.
If you want walkability, a short commute to a downtown job, and urban amenities right outside your door, Eau Claire proper might be your best fit.
But if you’re a family who wants more space, more land, a slower pace, and a community where you can actually put down roots? The small towns surrounding Eau Claire are genuinely some of the best-kept secrets in Wisconsin.
I moved to the Chippewa Valley intentionally. I chose the country outside Chippewa Falls because I wanted my kids to grow up with space to roam, neighbors who actually wave, and a life that felt less rushed. I found all of that here, and I watch my clients find it too.
