I create a custom marketing plan for your home, using strategic online exposure and personal touches to attract the right buyers.

4) Negotiate terms

I’ll help you review offers, navigate counters, and guide you through inspections, the title process, and appraisal — making sure you feel informed and supported the whole way.

5) Sell it

We’ll wrap up with paperwork, transfer the funds to your account, and hand over the keys — all while celebrating this exciting next chapter for you!

We start with a coffee date (or adult beverage date) to discuss your home buying goals. While real estate is a business transaction, it is also a very personal one. Even more important than just discussing your home buying goals, it gives me an opportunity to learn all about you!

With over a decade of working as a licensed therapist, I have extensive training in high levels of communication, problem-solving, motivational techniques, and much more.

Showings are the best part of the housing search. You love to look at the pretty houses and I love to look at the pretty houses. My approach is zero pressure. I provide education and guidance to help you make the best decision for your family. And if we are headed out for a morning (or even mid-day) showing adventure, don’t be surprised if I show up with your favorite coffee order!

When it comes to managing a transaction, I have a system in place for everything. I have step-by-step checklists to make sure nothing is forgotten, including important deadlines. I provide regular and frequent communication throughout the transaction process to make sure you always know what is going on behind the scenes.

I have a specialty certification as a Military Relocation Professional (MRP). Through this additional training, I have developed the competency to assist active military and veterans in purchasing a home. Whether you are looking to use your VA Home Loan benefit or another traditional loan program, I have the expertise to get you into the right home. A little added perk is my 6+ years working for the Department of Veterans Affairs as a housing program social worker. I understand the complexities of government programming.

  3. Consider recent improvements: Take into account any recent improvements or upgrades you've made to your home. Upgrades such as a new roof, windows, or renovated bathroom or kitchen can increase the value of your home.
  4. Think about your home's location: Location is a critical factor in determining your home's value. Consider things like school district, access to transportation, local amenities, and neighborhood trends.
  5. Get an appraisal: If you want a more accurate estimate, consider getting a professional appraisal. An appraiser will examine your property in detail and provide an unbiased assessment of its value based on various factors such as size, condition, location, and comparable sales in the area.

And if you really want to have some fun, you can always use a magic eight ball or ask your pets what they think your home is worth. Just remember to take these estimates with a grain of salt and rely on the more accurate methods listed above.

So, while the assessed value and market value may not always be the same, they both have their own important roles to play. Just like how your government name and cool nickname both contribute to your identity!

Think of it like this: real estate agents are like superheroes, swooping in to save the day and help you sell your home. And just like superheroes, they have a fee for their services - their commission.

 

So, when you're selling your home, you're essentially hiring a superhero to help you out. And just like how superheroes have their own unique abilities, each real estate agent has their own unique set of skills and expertise to help you sell your home.

 

Now, let's talk about the commission. It's like the superhero's reward for saving the day! The commission is typically a percentage of the sale price of the home, and it's how the real estate agent gets paid for their services. But don't worry - just like how superheroes have to negotiate their pay, commission rates are negotiable too! You can work with your real estate agent to come up with a commission rate that works for both of you.

 

So, when you're selling your home, think of it as an adventure with your own personal superhero. And just like how superheroes have a fee for their services, real estate agents have their commission. But with the right superhero by your side, you can sell your home with ease!
